Urged the commission to follow staff's denial recommendation, citing the missing traffic study, lighting 50% over the height limit, unresolved delivery and refuse hours, and a modest estimated fiscal benefit.

A nearby resident said she lives within 1,000 feet of the site and raised benzene vapor health risks, impacts on the daycare and senior home, and crime and noise concerns.

Commented that federal bonus depreciation makes convenience stores attractive tax-driven investments that may lack long-term economic benefit.
